#1765 Construction Project Manager

Project Management

  • Ensure that the Company only does the work included in the Contract Documents.
  • Effectively keep records of changed conditions and their effects (i.e. daily logs, photographs, marked up drawings, etc.)
  • Preserve claim rights by giving timely and appropriate notice in mitigating damaging effects, negotiate equitable settlement of disputes, or as a last resort, initiate claim preparation.

Project Planning and Scheduling

  • Influence other contractors to provide favorable conditions.
  • Establish and negotiate acceptable sequences and durations for the construction progress schedule
  • Maintain an accurate up-to-date record of general construction progress and keep advised our personnel, subcontractors and suppliers of schedule requirements.

Purchasing and Expediting

  • Requisition and negotiate changes in the work to subcontracts.
  • Effectively negotiate the purchase of all equipment and specific materials for the project
  • Maintain and monitor purchase order records, cost records and payment approval records for all equipment, materials and subcontract services purchased.
  • Expedite submittals from suppliers and audit for completeness and compliance with contract requirements (or secure contractual approval of deviations from requirements).
  • Secure timely approval of submittals from customers
  • Expedite delivery of equipment/material shipments, inspecting for conformance with conditions and quantities specified in purchase orders or agreements.
  • Audit subcontract payment requisitions for compliance with contract requirements, and the accuracy of the percentage of work complete.

Work Changes

  • Effectively estimate, quote and sell changes in the work.
  • Accurately and quickly incorporate changes in the project records.
  • Identify changes in the work having profit potential
  • Secure the acceptance of Time and Material rates.
  • Negotiate favorable clarifications of ambiguous specifications.
  • Negotiate favorable coordination solutions on behalf of the Company

Productivity

  • Manage the orderly build-up and reduction in crew size and avoid crisis manning levels.
  • Maintain job site environment which supports trade productivity (adequate materials, equipment, proper access, frequent communications and clear directives).
  • Identify and resolve trade productivity problems and re-estimating labor required to complete the work.
  • Redeem trade labor estimates.

Cash Flow

  • Prepare a schedule (which identifies cost of equipment, labor and subcontracts for each billing) and front end loading it to secure maximum cash flow.
  • Sell front end loaded schedule of values
  • Prepare progress billings in accordance with procedures also recognizing money due for change orders performed, proceed orders issued, Time and Material work completed, materials purchased but not installed, etc.
  • Resolve items (such as change order estimates, claims, punch list items, disputes, etc) which may interfere with the Company s ability to collect receivables.

Records and Reports

  • Determine the current status of the project relative to productivity, cash flow, manpower loading, submittal approval, delivery, schedule changes, change order status, estimate redemption and profitability.
  • Maintain project job folders, records and drawings marked-up or colored to show project status.
  • Ensure timeliness and completeness of reports.

Job Completion and Final Acceptance

  • Expedite completion of recognized deficiencies; secure agreement on or take documentary action on disputed items.
  • Arrange for, supervise and submit documentation of tests and secure acceptance of systems.
  • Settle all open disputes, claims of back charges with the customer, the customer s subcontractors, our subcontractors and vendors.

Codes and Standards

  • Understand mechanical systems, appropriate codes and industry standards. Obtain permits and plan checks where necessary. Provide design assistance to sales staff as requested.

Marketing and Sales

  • Ability to analyze and report market and sales leads obtained through relationships established with the owner, customer, architect, engineer and their agents.

Internal Relations

  • Maintain rapport and positive working relations with all inter-company personnel to resolve problems, exploit opportunities and maximize profit. Coordinate with all teams and departments to ensure proper and timely flow of data and information.

External Relations

  • Maintain rapport and positive working relations with customers, vendors and other outside agents. Effectively represent the Company s interest to outside agents to maximize profits.

Time Management

  • Follow good time management practices.

Confidentiality

  • Maintain the confidentiality of information pertaining to the Company and other proprietary information which normally crosses the desk.

Special Projects

  • Provide support for any special projects as assigned by your supervisor. These special projects, at the determination of the supervisor, may or may not become part of this position s primary responsibilities.
